The Montebello Housing Development Corporation (MHDC) is a dedicated non-profit organization that has been enhancing housing solutions for Los Angeles and the surrounding counties since 1992. As a proactive community-based organization, MHDC empowers first-time homebuyers through comprehensive education, counseling, and financial Literacy programs. We actively collaborate with local governments and financial institutions to establish a robust pipeline of affordable housing options for working families in Los Angeles County and surrounding areas.

MHDC is committed to building new, affordable homes with energy-efficient features and drought-tolerant landscapes, promoting environmentally sustainable living. We work to revitalize neighborhoods by acquiring and renovating existing homes, which we then resell to low-income families. Through these efforts, we strive to create lasting, positive change in the communities we serve.

Carob Way Homes Development

Carob Way Homes is an exciting development featuring four single-family homes in the City of Montebello, designed as a small lot planned unit development. This project represents a significant achievement, made possible by the valuable financial assistance from HUD for site acquisition costs. With the support of construction loan financing obtained by MHDC, this project was brought to life with a clear focus on serving low- to moderate-income buyers.
Each thoughtfully designed home includes 4 bedrooms, 2.5 bathrooms, and a spacious 2-car garage, all spread over two stories. This development specifically aimed to assist first-time homebuyers earning 80% or less of the median income, along with veterans, providing them with a wonderful opportunity to own a home.
Completed in 2018, every home was sold through a combination of helpful programs, including the MHDC Down Payment Assistance Program, the City of Montebello Down Payment Assistance Program, and MHDC Cal Home Down Payment Assistance, ensuring accessibility for those in need.
In tribute to the contributions of MHDC's first Board President and former City of Montebello Fire Chief, the street is proudly named Robert J. King Court, reflecting our commitment to honoring community leaders and enhancing the neighborhood's appeal.

The Jacmar Street Development

This exciting project focused on the development of four single-family homes, valued at $616,000, situated north of Jacmar and east of Carob Way in the City of Montebello. With the city's support in acquiring the property and MHDC leading the entitlement process, this collaboration has paved the way for meaningful community development. Mr. Phil Pace, a member of the California State Water Board, has also contributed significantly to bringing this project to fruition.

As MHDC's first "Turn Key Construction Project," this initiative ensures that homebuyers receive keys to fully move-in-ready homes. The generous donation of excess city-owned land and the use of redevelopment agency funds have played a vital role in maintaining the affordability of these properties. With secured construction financing, MHDC has successfully built the homes and committed to selling them exclusively to first-time homebuyers within the low to moderate-income range, fostering greater access to homeownership in our community.

Bella Monte Homes

Bella Monte Home is a vibrant planned unit development that will feature six single-family homes in Montebello. This project stands out due to the city’s generous land donation and a modest allocation of HUD funding, both of which are instrumental in fostering community growth. MHDC has successfully secured construction financing, making it possible to bring these homes to fruition. Our sales strategy is designed to empower buyers in the moderate-income range by offering comprehensive down payment assistance. This approach aims to make homeownership not just a dream, but a reality for many families in the community. And made homeownership more accessible for families in the area.

Lohart Street Homes

The Lohart Homes project exemplifies a constructive partnership between the City of Montebello and the Los Angeles Design Center, focused on expanding housing opportunities for the community. This initiative is set to construct six single-family homes specifically tailored for first-time homebuyers from low to moderate-income households. To empower these individuals in their journey toward homeownership, the Montebello Housing Development Corporation (MHDC) has introduced a robust program offering various layers of down payment assistance. This thoughtful approach aims to make the dream of owning a home a reality for those who need it most.

The 5th Street Project

MHDC acquired the property through foreclosure and became the silent second lien holder. After renovating it, they partnered with the New Harvest Group, a faith-based non-profit running a group home for men in recovery in Norwalk, CA. Through a sweat equity lease agreement, the residents contribute to community beautification projects, providing essential housing while supporting their recovery through landscaping work.

The Calexico Project

The home was purchased through a short sale, allowing the current tenant to rent the property from MHDC for six months. After this period, the property was rehabilitated and sold in 2019.

The Cobb Project

Chase generously donated the property in February 2014. Although it experienced a setback when it was damaged by fire in September 2015, the land presented an opportunity for new beginnings. In November 2020, it found a new owner through an installment loan. The client successfully paid off the loan ahead of schedule after a couple of years, marking a positive outcome for all parties involved.

The Fresno Project

In May 2014, Chase generously donated the property, which allowed us to embark on a transformative project. Partnering with the Fresno non-profit Community Intervention and Assistance Foundation, we successfully rehabilitated the property, enhancing its value and appeal. This hard work culminated in the sale of the house in October 2016, marking a positive outcome for the community.

The Cade Project

The property was successfully acquired from HUD in October 2013. Following an investment of approximately $300,000 in construction and rehabilitation, it was sold in July 2014, marking a quick turnaround of less than a year.
